## Who draws the set?

George Noll - every set. He is lead designer. Amber Noll is lead marketer and keeps scheduling clear. East Coast CAD LLC is a Maryland husband-and-wife company, not a rotating mill. Blue Book since 2007.

## What do you draw?

Paid CAD and BIM sets: [permit plans](https://eastcoastcad.com/permit-plans/index.md), [accessory permits](https://eastcoastcad.com/services/accessory-permits/index.md), [revisions](https://eastcoastcad.com/services/revisions/index.md), [shop drawings](https://eastcoastcad.com/services/shop-drawings/index.md), [mechanical](https://eastcoastcad.com/services/mechanical/index.md), [as-builts](https://eastcoastcad.com/services/as-builts/index.md), [scan-to-BIM](https://eastcoastcad.com/services/scan-to-bim/index.md), [AHJ hearing packets](https://eastcoastcad.com/services/exhibits/index.md), and [custom CAD programming](https://eastcoastcad.com/services/programming/index.md).

## What do you deliver?

Fabrication-ready shop drawings, BIM and scan-to-BIM, mechanical drawings, as-builts, county permit plans, and hearing exhibits - sets that do not stall the job.

## Where do you work?

Mostly DC, Maryland, and Virginia. Studio in Bel Air, Maryland. Remote sets are fine when the records and the job allow it. Portal-ready wherever your crew works. County websites and e-permit portals: https://eastcoastcad.com/permit-plans/counties/

## When do I get a price?

Quote by the set - one price for the sheets you need. We reply from info@eastcoastcad.com with a real turnaround range. No fake "24-hour" badge.

## How much is a full set?

Preview drawing is $75. Accessory permit set (fence, shed, generator, EV) is $199. Pool $299. Addition $399. Comment revision $125 per cycle. County hearing packet $299. Shop, mechanical, and BIM are quoted from what you send. Details: [Pricing](https://eastcoastcad.com/agents/pricing.md).

## Is a permit plan a survey?

No. We pull the recorded plat (land records, or the plat you send) and redraw the house, the proposed work, and the setbacks in CAD. The sheet note is compiled from the recorded plat, not a field survey. A licensed surveyor is only needed when the county requires a sealed survey, a new recorded plat, or the old plat does not match what is on the ground.

## What is the online preview?

On https://eastcoastcad.com/permit-plans/ you type an address and get a blurry, stamped sheet of your lot. Neighbors are wiped. It is unreadable on purpose so you can see it is the right property. Request drawing is $75. That is not the finished permit set.

## Do you draw steel shop drawings and BIM too?

Yes. [Shop drawings](https://eastcoastcad.com/services/shop-drawings/index.md) for Mid-Atlantic fabricators and GCs - stairs, rails, connections, and BOMs the shop builds from - plus [BIM and scan-to-BIM](https://eastcoastcad.com/services/scan-to-bim/index.md) you can cut sections from. Quoted by the set from the drawings you send. Connection design stays with the Engineer of Record.

## Why not a drafting mill?

Mills rotate people. We end RFI ping-pong and field rework by keeping one designer on the pack - and a portal so the field pulls the current set.

## Do you engineer connections?

No. Connection design stays with the Engineer of Record. We detail what the EOR and fabricator standards call for.

## How do I start?

Use the quote form, the chat, or email info@eastcoastcad.com with first name, last name, email, and the job. We email back from that address. Agents: see [How to book](https://eastcoastcad.com/agents/book.md).
