What do you draw?

Paid CAD and BIM sets: permit plans, accessory permits, revisions, shop drawings, mechanical, as-builts, scan-to-BIM, AHJ hearing packets, and custom CAD programming. HOA boards enroll at HOA neighborhoods.

Where do you work?

Mostly DC, Maryland, and Virginia. Studio in Bel Air, Maryland. Remote sets are fine when the records and the job allow it. County websites and e-permit portals: MD, DC, and VA by county.

Is a permit plan a survey?

No. We pull the recorded plat (land records, or the plat you send) and redraw the house, the proposed work, and the setbacks in CAD. The sheet note is compiled from the recorded plat, not a field survey. A licensed surveyor is only when the county requires a sealed survey, a new recorded plat, or the old plat does not match what is on the ground.

What is the online preview?

On permit plans you type an address and get a blurry, stamped sheet of your lot. Neighbors are wiped. It is unreadable on purpose so you can see it is the right property. Request drawing is $75. That is not the finished permit set.

How much is a full set?

Preview drawing is $75. Accessory permit set (fence, shed, generator, EV) is $199. Pool $299. Addition $399. Comment revision $125 per cycle. HOA neighborhood $49/month; resident HOA packet $199; county hearing packet $299. Shop, mechanical, and BIM are quoted from what you send.

What is HOA neighborhoods?

A board product, not a drawing-set button. The HOA enrolls. Residents apply. We draw the packet to that neighborhood’s rules. County permit is still separate.
